Fernie was largely rebuilt after the fire of 1908, and the older streets around its brick-and-stone downtown still hold houses from that era: small footprints, ageing foundations, and a hundred years of additions and re-wiring. Toward the ski hill the stock is newer — chalets, townhomes and strata condos, where the strata documents and depreciation report deserve as much attention as the unit. Everything here carries heavy snow, so roof structure, ice damming and snow sliding onto decks and entries get a hard look. Low ground near the Elk River and Coal Creek carries flood risk, and many South Country acreages run on private wells and septic, which a standard home inspection does not test. Up the valley, Sparwood and Elkford are younger coal towns, built largely from the late 1960s onward.
